SandS Enterprises (Scott Wedman and Steve Krischel) has owned and operated an apartment and townhouse rental company since 1979. Our concept was simple, create a living space that was nice, clean, safe, and well maintained. We want every unit to be a place that we personally would want to live in.

We currently own and operate 5 apartment complexes and 2 townhouse locations. All of the apartment complexes are located in Independence Missouri, and the townhouses are located in Blue Springs Missouri. We pay particular attention to having energy efficient housing.

We employ a maintenance crew of 4 full time employees and numerous vendors to promptly deal with any issue, large or small. We are constantly improving our complexes and townhouses and strive to offer the best maintained, highest quality livings spaces at the most competitive prices possible.     In 2014 Cardiff Court added new roofs to all buildings, including the carports. We rebuilt decks and added argon gas filled,energy efficient, double pane windows. These double hung windows tilt in for easy cleaning and offer excellent insulation values. All external walls are insulated including the hallway walls. On the top floor attic there is between 14 and 16 inches of blown insulation. There is 6 inches of insulation between floors. These characteristics greatly help heating and cooling along with greatly limiting any noise from neighboring apartments.
    Our apartments are rented only when all necessary repairs and maintenance have been completed, and are thoroughly cleaned. Cardiff is a very quiet and safe place to live.
